1. Market Analysis 

    • View your property and note all the important features, amenities, and any improvements 
    • Use your description of the property to help me build an outline of the features that will be important selling points 
    • Decide whether to conduct a home inspection prior to listing your home so we are aware of any potential issues that
      may adversely affect any offers; it may be more cost-effective to make repairs before we list the home 
    • Conduct a thorough Certified Market Analysis of your property to determine the fair market value 
    • Prepare an estimate of selling expenses to show your estimated net proceeds
    • Establish an Exclusive Listing Agreement to market and sell your property 

2. Property Enhancements 

    • To effectively market and sell your home at the optimal price, I may recommend improvements to your property
      that buyers look for and appreciate 
    • Prepare a written outline of recommended improvements and their costs for your review and approval 
    • With your approval, schedule your property enhancements 
    • May suggest additional enhancements based on feedback from buyers and agents who view your property 

3. Marketing 

    • Custom targeted marketing plan to amplify exposure and develop the highest level of interest 
    • Courtesy professional architectural photography of your property for the Multiple Listing Service (MLS), print marketing,
      and web-based marketing to highlight the features of your property, including twilight photography 
    • Professional studio-quality videography to showcase the features and amenities of your property and make a strong impression 
    • Submit a detailed and accurate listing of your property to the MLS 
    • Install a high-security MLS lockbox to facilitate showings 
    • Create a custom high-quality brochure and printed collateral, professionally written, articulating key property features and amenities 
    • Install a custom for-sale sign on your property to generate buyer interest
    • Design a custom web page to showcase your home and its unique features to present the best internet presence possible;
      this web page will be syndicated to numerous real estate websites to generate interest and increase search engine optimization (SEO)
      of your property 
    • For some properties, I will create a custom single property website to beautifully showcase the home and highlight its amenities 
    • Promote your property with Keller Williams brokers and agents from other brokerages
    • Feature your property online, including but not limited to Trulia, Realtor.com, KW, Zillow, LinkedIn, and my website 
    • A custom Matterport 3D tour of your property 
    • Create custom “just listed” postcards to send to your closest neighbors, as numerous sales are made by friends and family of neighbors 
    • Promote on social media platforms like Instagram, Facebook, and LinkedIn to showcase your property and create interest among specific target audiences 
    • Contact prospective buyers and qualified leads with information on your Northwest Home 

4. Client Communication 

    • Provide you links to all websites where your property is featured 
    • Communicate with you all direct feedback from other agents on all showings
    • Call or meet with you regularly to update you on your home’s activity and review market conditions 
    • Visit your home weekly or as often as needed to check on the property and refill brochures 

5. Management of the Sale 

    • Carefully review and present all offers for your consideration 
    • Qualify the prospective buyers to ensure they have retained the necessary financial means and/or lender approval to purchase your property 
    • Thoroughly discuss any questions you may have; discuss costs that may be associated with a specific offer and how those costs can affect your net proceeds 
    • Prepare, if needed, a strong counteroffer to establish a solid transaction that will close on time and with no unexpected surprises 
    • Submit a mutually accepted offer to the appropriate title company 

6. Transaction Management 

    • Manage all the details for a successful closing for your real estate transaction
    • Utilize a transaction coordinator to assist with all the necessary paperwork and ensure that we stay on track and
      that all documentation has been submitted and properly executed 
    • Open escrow with the title company and provide you with your escrow contacts
    • Assist in facilitating the property, pest, contractor, and any other inspections required
    • Provide all necessary disclosures, including Seller’s Disclosure Statement, and all required supplemental disclosures 
    • Maintain communication with relevant parties during the loan approval process to verify your transaction closes on time 
    • Order the preliminary title report and review the condition of title 
    • If applicable, order Home Owners Association (HOA) documents including the CC&Rs and any added documentation for your review 
    • Provide updated preliminary closing statements for your review
    • Maintain thorough management of other matters related to your real estate transaction to ensure it proceeds smoothly
